Lively and Reynolds Face Contractor Liens on Lewisboro Estate

A high-profile construction project in Lewisboro has ground to a halt amid mounting financial disputes. Blake Lively and Ryan Reynolds, the celebrity couple known for their film careers and business ventures, are facing more than $2 million in mechanics liens filed against their 110-acre estate in the northern Westchester County community.

According to reports confirmed on Wednesday, May 20, 2026, five contractors and subcontractors filed mechanics liens against the Lewisboro property in April. The combined claims total $2.1 million for allegedly unpaid work on the sprawling compound. These legal instruments, which attach to property titles when contractors claim non-payment, represent a significant complication for what was intended to be the couple's permanent residence.

The scope of the project reflects the ambitions the couple held for the property. Plans called for a 14,500-square-foot main residence complemented by a pool house, gymnasium, geothermal heating and cooling systems, and additional high-end amenities. One construction company alone has filed a claim exceeding $1.35 million, citing unpaid bills for framing, plumbing, HVAC installation, electrical work, drywall, and masonry services.

The property acquisition dates back to 2018, when Lively and Reynolds purchased the land through a limited liability company. The couple's enthusiasm for the project was evident during a 2022 planning board hearing, where Lively reportedly described the local community as "heaven" and expressed that the couple was "desperate to get shovels in the ground."

However, the construction timeline has not proceeded as planned. Reports indicate that work on the estate slowed considerably in late 2025 before stopping entirely sometime around the transition into 2026. The project now sits incomplete, with the dream home remaining unfinished years after breaking ground.

The timing of the construction halt coincides with a turbulent period for the couple. Lively spent months engaged in a contentious legal dispute with Justin Baldoni related to the film "It Ends With Us." That legal battle ultimately concluded with a settlement that included no monetary exchange, though the distraction and potential legal costs may have impacted other financial priorities.

Mechanics liens are a common recourse for contractors seeking payment for completed work. In New York State, these liens provide legal protection for construction professionals by creating a claim against the property itself. Property owners typically must resolve such liens before selling or refinancing, as they cloud the title and can complicate future transactions.

For Lewisboro, a town of approximately 13,000 residents known for its rural character and large estates, high-value construction projects are not uncommon. However, the scale of this particular development and the financial disputes surrounding it represent an unusual situation for the community.

Neither Lively nor Reynolds has issued a public statement addressing the contractor debt claims. The couple's representatives have not commented on whether they dispute the amounts claimed, plan to resolve the liens, or intend to resume construction on the property.

The situation highlights the complexities that can arise even in well-funded construction projects. Disputes over payment, project scope, and completion timelines can derail ambitious plans regardless of the financial resources available to property owners. For the contractors involved, the liens represent their legal avenue to secure compensation for work already performed on the estate.

As the matter remains unresolved, the future of the Lewisboro estate project remains uncertain. Whether construction will resume, how the financial disputes will be settled, and when or if the couple will complete their "forever home" are questions that currently have no public answers.
